Sofia's House Price Index increased by 16.0% in the year to 2026 Q1, 1.2 percentage points above the national result. Its three-year increase was 56.4%, second only to Varna among the six published city markets. This establishes a strong recent price trend, but it does not establish the price level of a particular part of Sofia.
Transaction count fell by 19.2% year on year, while aggregate transaction value fell by 7.0%. The difference suggests that the deals which did complete were weighted towards higher values than a year earlier. It could reflect property mix, price movement or both. The official totals do not allow those explanations to be separated.
Sofia combines stronger annual price growth with less severe transaction weakness than Varna or Burgas, although activity was still lower than a year earlier. A buyer therefore needs more than a city-wide growth figure. District, property type, access, building quality and the depth of comparable evidence are likely to determine whether an asking price is plausible.
