Varna recorded the strongest three-year House Price Index increase in the current six-city comparison: 65.5% to 2026 Q1. Annual HPI growth remained positive at 13.2%, although this was 1.6 percentage points below Bulgaria's national increase of 14.8% in the same period.
Transaction count fell 27.6% year on year, while aggregate transaction value fell by 16.4%. Value therefore held up better than volume. This is consistent with a shift towards higher-value completed transactions and/or higher prices among completed deals, but the aggregate data cannot identify the cause.
The combination of strong cumulative price movement and weaker transaction participation makes current asking-price evidence, time on market, development quality and genuinely comparable properties especially important. The official indicators establish context; they do not demonstrate that an individual property is correctly priced.
