Why coverage stops where it does

V1 uses legally reusable public official data. Neighbourhood prices, current €/m² and listing inventory are not consistently available as open official data. Commercial sources are not silently substituted.

Important definitions

HPI is an index

It measures transaction-price movement, not an average property price or €/m².

Transactions are aggregates

Implied value per transaction is a derived proxy, not an observed property price.

Supply stages are not cohorts

Permits, starts and completions do not track the same projects.
